A cookie is a small file a website asks your browser to keep. Similar technologies — local storage and session storage — do the same job. We use one such item, and it is there purely to remember a choice you made on the site.

• Theme preference — a single value in your browser's local storage recording whether you chose light or dark mode, so the site does not flash the wrong theme on your next visit. It is stored on your device only and is never sent to us.

That is the only thing this site itself stores. We set no analytics, advertising, profiling or cross-site tracking cookies, and we do not use cookie-based remarketing.

Some pages embed content we do not host — a Google Map on the contact page, and video players on the study and parcel pages. When that content loads, the provider may set its own cookies under its own policy. We do not control or read those cookies. Blocking third-party cookies in your browser will still leave the rest of this site fully usable; only the embedded map or player may be affected.

Our enquiry forms do not need cookies to work. When you use the WhatsApp button, your message is handed to WhatsApp, which applies its own terms and cookies from that point on.

You can clear site data or block cookies from your browser settings — usually under Privacy, Cookies and site data. Clearing this site's data simply resets the theme to the default; nothing else is lost.
